E2 Investment Visas Truth or scam?

I cannot go on any social media without seeing ads for E2 Visas these days.

Every week, a client who is doing a waiver asks about them, and I constantly have clients who are business people applying for this as some "magic bullet" to get them a green card. I even wrote that I was putting on Waiver application "may apply for an E2 Visa in the future"

I would get responses back saying "do you want a waiver? Or should we close the file and you can apply at the consulate for the E2 Visa." When I would reply we want the waiver we would get the waiver granted right away, no notation about the E2. They can at least show that they did TRY and apply to0 have it on the waiver.

Anyways, not a single person has gotten it, although many applications are still pending. I do not know enough about the application but I do think the following. Remember, this is NOT my area of expertise.

1. Lawyers are hurting for business, especially immigration lawyers or consultants. I NEVER heard about E2 before trump, and I think people think "the US wants businesspeople now". I don;t think that is true at all, I think they want FACTORIES to be built, because it helps Trumps popularity, but I also notice he takes credit for all of them, and he has few opportunities right now.

2. The US economy is TERRIBLE. And they are kicking people OUT, not bringing them in. Saying you will open a small business for 4 employees and spend $100 000 is NOTHING. They have only had 1 application for the "million dollar visa" which according to the website does not even GUARANTEE you GET THE VISA. You are in the SAME line as EVERYONE else.

3. The US just isn't going to make it harder to bring your spouse over, but then offer some backdoor way of entering that doesn't BENEFIT TRUMP.

4. The fees for the client i had today were $6000USD. And he was told he has to invest $100 000 and he was NEVER told "you will get it 80%"....just that "you apply and see". Many are being told "50/50". That's the line you say when you KNOW they will NOT get it. If it really only took those amounts? ANY Canadian that owns their own home could get that money together. 300 000 people in BRAMPTON would instantly get green cards this way. Makes NO logical sense.

Again, NOT my area of expertise. I would say 30-40 clients have talked to me since January about this. To me, its a made up excuse to get fees from clients. But I admit, unlike waivers, this is NOT an area I know a lot about.

If you have REAL knowledge (not "a buddy told me") please give us some insight here.

Good topic to touch on. Honestly in the last year or two, I have seen these pop up on Tiktok and such for Canadians showing their life in the USA on a E2. Prior to that, I had only heard about EB5 which is the 1 million investment to get a green card. I've come across E2 treads on Reddit in the past, and they all seem surprisingly easy to obtain with 100k CAD and a plan to open up a business in the US.
